Water filtered to 0 PPM
Minerals in hard water are what leave spots when glass dries. Our rinse water passes through reverse osmosis, carbon and deionization filters until the meter reads 0 PPM (parts per million), so nothing is left on the glass to spot.
The shingle makers' method
GAF, Owens Corning and CertainTeed each describe cleaning roof algae with a diluted bleach solution and a gentle, low-pressure rinse. Our roof wash follows that method, which protects the granules that shield your shingles from the sun, and the warranty that comes with them.
50 to 300 psi, not 3,000
A pressure washer runs 3,000 to 4,000 psi. Siding, soffits and roofs are soft washed at 50 to 300 psi, about the force of a garden hose, so the solution does the cleaning and nothing is stripped, etched or driven behind your siding.
Plants rinsed throughout
Before any solution is applied, plants and everything not being cleaned are wet down, and they stay wet during and after the wash. Drift that lands on a pre-wet surface is diluted until it is harmless, which is why landscaping comes through a soft wash well.
Tested before treatment
Every stain job starts with a spot test, and hard water removal starts with a single test window, so you see what is realistic before you commit. Stain removal is charged only if it is a job we can complete.
Limits explained up front
Etched glass, bonded rust and faded vinyl cannot be cleaned back to new, because the damage is in the material itself. We explain that before you spend anything, and on fragile surfaces we would rather leave a little staining than risk damage chasing perfection.
A second set of eyes
Few homeowners ever see their own gutters and roof up close. Anything noticed while we are up on the house, such as a blocked downspout or damaged fascia, is documented and pointed out, so a small problem can be dealt with before it grows.

Glass House is owned and run by Carson Brenny, who grew up in Ham Lake, went to Blaine High School and has worked full-time in exterior cleaning since 2020. It is not a franchise or a call center: when you reach out, you reach Carson, and he stays with your job from the first look to the final walkthrough.
Owner-operated means one standard and one set of hands on every home, and it means the owner answers the phone. Carson explains what he finds and why he recommends each method, and he uses the gentlest approach that will do the job properly.

WHAT YOU ARE SEEING
What the marks on your house are telling you
Most exterior problems in the north metro trace back to water, shade or sun. Naming the problem correctly comes first, because the treatment for one can make another permanently worse.
ORANGE STREAKS
Iron from sprinkler water
Every home in Ham Lake draws from a private well, and that water often carries iron. When sprinkler spray dries on siding, brick or concrete, the iron oxidizes into orange streaks. Bleach sets rust, so removal takes an iron-specific treatment. Aim every head at the lawn, and treat stains early, before they bond permanently.
GREEN ON THE NORTH SIDE
Algae and mildew, not dirt
Green and black patches are living growth: algae, mildew, mold and lichen. Growth needs shade, moisture and a surface, so it appears first on north walls, on wooded and lake lots, and behind the AC unit. A soft wash kills it at the root; pressure removes only the surface growth, which soon returns. Trimming shrubs back a foot or two helps walls dry.
BLACK ROOF STREAKS
The algae that feeds on shingles
The streaks are Gloeocapsa magma, a type of cyanobacteria commonly called black algae, which feeds on the limestone filler in asphalt shingles. As it spreads, the granules that shield the shingles from the sun begin to loosen. A low-pressure wash kills it without dislodging granules, and trimming branches and clearing valleys slows its return.
CHALK ON YOUR HAND
Oxidation is the siding itself
Wipe a sunny wall with a wet white rag. White powder with no green is oxidation: sunlight breaking down the siding or paint itself, which is why south and west walls show it first. A wash removes loose chalk but cannot restore faded color. If the color looks rich while the wall is wet, oxidation removal can recover it.
WHITE SPOTS ON GLASS
Minerals that bond over time
White spots are calcium and other dissolved minerals left behind when hard water dries on glass, and the longer they sit, the harder they bond. Caught early, they lift with a stain-specific treatment, tested on one window first. Left for years, they etch the glass, and no cleaner can reverse that. Keep sprinklers and hose spray off the windows.
STRIPES ON GUTTERS
Tiger stripes, not mold
The black vertical streaks on the face of a gutter are carbon and asphalt residue from the shingles, bonded to the aluminum finish, and overflowing gutters make them worse. House wash chemistry will not remove them, and abrasives damage the finish, so gutter brightening, a separate treatment, is the fix. Clear gutters slow their return.

A clear arrival window
Choose a morning arrival between 8:00 and 10:00 or an afternoon arrival between 12:00 and 2:00. We text you the day before and again when we are on the way, since exact timing can shift with weather and route.

Protection comes first
Drop cloths go down wherever we work indoors, and every ladder carries padded standoffs and levelers, so nothing marks your siding and nothing shifts on soft ground. Ladders are set at a 4 to 1 angle (one foot out for every four feet up) and tied off above two stories.

The right method for each surface
Hand tools or 0 PPM pure water for glass, a soft wash mix matched to your siding or shingles, and a surface cleaner for concrete. Every mix starts at the lightest strength the surface will take and is increased only if needed, because an overly strong mix cannot be undone.

Walkthrough, photos and notes
Carson walks the finished work with you before the job is complete, so any question is answered while he is still on site. Before and after photos come with your receipt.

Five minutes of prep makes your appointment smooth, safe, and spotless. Here’s exactly what to do before we pull up:

Outside spigot, gates & pets
Turn on your outside spigot and make sure we can reach it — a spigot shut off at an inside valve is the most common cause of a late start. Unlock any gates, keep pets clear of the work area, and close your windows.

Furniture, chairs & potted plants
Move chairs and any plants in flower pots at least 15 feet away from the house, or tuck them inside the garage. Big, heavy pieces — patio sets, grills — please move those well away from the home too. Truly small, light items like cushions and toys? Leave those to us: we move them ourselves and put every piece back exactly where it was.

Remove screens — basic window cleaning
Booked our basic window cleaning? Removing your window screens before we arrive is the homeowner’s responsibility — we do not remove screens with this package. Take them off ahead of time and set them somewhere safe, like the garage. If screens are still on when we arrive, we may need to reschedule, or clean only the windows we can access.

Move your vehicles
Before we arrive, move every car, truck, and trailer out of the driveway — into the garage or parked on the street. This protects your vehicles from any overspray while we work, and gives us clear access to your home.

Check for wasp nests
Take a quick walk around your home and look under the eaves, around windows, and above doors. If you find a wasp or hornet nest, please have it removed before your appointment — we can’t safely work next to an active nest. Spot one you can’t get to? Text us before your visit so we can plan around it.

Powder-coated surfaces
Powder coating is the smooth, baked-on color finish you’ll see on things like metal railings, light fixtures, patio furniture, and some garage doors. Certain cleaning products can damage it, so if anything on your exterior is powder-coated — or you’re not sure — tell us before your appointment and we’ll use the right products.
Cedar shakes, teak furniture, ipe decking, log siding — any wood that’s delicate or special, we plan our whole approach around it. Whether we’re cleaning that wood or carefully avoiding it, we need to know it’s there before we arrive. Not sure what kind of wood you have? Text us a photo and we’ll figure it out together.

What areas does Glass House serve?
Glass House is based in Ham Lake and serves the Twin Cities north metro, including Andover, Anoka, Blaine, Circle Pines, Coon Rapids, Hugo, Lino Lakes, Ramsey and Rogers, each with its own page on local conditions. There is no trip fee in any of those cities, or in Arden Hills, Cambridge, Centerville, Columbus, East Bethel, Forest Lake, Isanti, Lindstrom, Maple Grove, North Oaks, Oak Grove, St. Francis, Stacy, Stillwater, White Bear Lake, White Bear Township or Wyoming. Why not pressure wash houses and roofs?
Pressure cleans with force, and force is what strips paint, etches siding, drives water behind it and knocks the protective granules off shingles. It also leaves the root of the growth alive, so a pressure-washed house looks clean for a season and then does not. That is why Glass House soft washes houses and roofs at 50 to 300 psi.
Is soft washing safe for my plants?
Yes. Landscaping is kept wet from before the first application until after the final rinse, so any drift that reaches it is diluted until it is harmless. The solution is sodium hypochlorite, similar to a diluted household bleach, used at the lightest strength each surface will take. Please mention prized plants or a pond when you book.
How do quotes work?
Start with the form, a call or a text. Carson follows up personally, and every quote, including one requested online, is confirmed in person, because a price is only accurate once someone has seen the home. Commercial and HOA work is always quoted in person.
How do I pay?
Glass House accepts check, cash, Venmo, Cash App and Zelle, and checks are made out to Carson Brenny. Payment is due when the work is complete unless your estimate or invoice states otherwise. Cards are not accepted, which keeps pricing fair.
What happens if the weather turns?
Rescheduling because of weather is always free and never counts as a cancellation. For any other change, please give at least 48 hours of notice. The complete terms, including the fees for changes made inside 48 hours, are on the Service Policies page and on every quote.
Do you guarantee the work?
Yes, with specific guarantees. Window cleaning carries the Streak-Free Guarantee: report a streak within 72 hours and the affected glass is corrected at no charge. Premium Window Cleaning adds the 10-Day Rain Guarantee. Roof washing carries the Roof Washing Warranty: if treated growth returns within the first year, the affected areas are re-washed free, and if it returns within two years of service, Glass House re-washes at half cost. Window cleaning, gutter cleaning, house washing and roof washing also carry the Satisfaction Guarantee: if we are not satisfied with the outcome, you will not be charged.
